The Information about Brokerage Service or IBS

This is a form Texas law requires all real estate licensees give to prospective buyers or sellers.  You do not have to sign it, but licensed agents are required to give it to you. The IBS does not obligate you to anything other than acknowledging that you received it. Briefly, the IBS states the agent can work for the sellers if they sign a listing agreement, for the buyers if they sign a Buyer Representation Agreement, or with written consent from both parties as an intermediary.  Below is the Texas Real Estate Commission's Information about Brokerage Services form.
